The villas in Wuhan Central Cultural District include three residential estates: No. 1 Mansion on Han Street, No. 1 Wanda Yuhu, and Wanda Yuhu Shijia with a total construction area of 993,900 m2 under property management. Project highlights:

After completing project delivery, both the quality and service of the residential estate continued to be upgraded, bringing luxury enjoyment to property owners. For instance, dozens of cameras positioned so as to monitor acts such as throwing objects from high up have been added in the residential area, covering every building, significantly reducing the potential risks of high-rise littering acts and providing owners with a safe living environment; In order to enhance owners’ experience coming home each day, all villas’ elevators were equipped with air conditioners, comprehensively preventing the elevators from getting hot and stuffy in summer; The glass gatehouses have also been decorated and renovated, and air conditioners have been installed to bring greater comfort for owners.

Entrance and exit guards performed ‘greeting in the morning and welcoming in the evening’ service to owners, conveying love and warmth with eyes, expressions, and words. Additionally, the property company gives owners a safe and comfortable life guarantee both inside and out, by effectively implementing safety work that forms a ‘four-in-one’ defense, made up of electricity, fire protection, door guards, and patrols. The project increased the frequency of self-inspections during peak hours, regularly carried out home electricity and gas safety inspection, semi-annual maintenance of power distribution room, and inspection of fire equipment in the residential estate, so as to build a security fortress. As a result, a friendly and warm community atmosphere emerged among property owners. Xi’an R&F City is a large residential community located in the Aerospace Science and Technology Industrial Development Zone, Chang’an District, Xi’an. It integrates luxury residence, characteristic commerce, and sports and leisure functions with a comprehensive range of supporting facilities such as schools, clubhouses, and water-featuring commercial streets. Divided into two residential sub-projects in the south and north areas, the total construction area of R&F City is 1340.9 million m2. The North Zone opened in August 23, 2007, with a total construction area of 550,000 m2, owning 3,702 households in 31 buildings and 1,870 parking spaces; While the South Zone was completed in April 2012, with a total construction area of 550,000 m2, including 7,000 m2 of commercial area, owning 24 residential buildings, 12 villas, with a total number of 3480 households (including 132 villa areas), and 2,072 parking spaces. The use of a ‘staggered’ layout together with a ‘passenger-vehicle separation’ design fully ensured property owners’ living comfort. Country Garden Coral Palace took over 19,301 households, covering a construction area of 1,303,789.83 m2 for foreign-style houses, 148,835.29 m2 for villas, and 6,755.4 m2 for commercial streets. The first delivery was made on April 30, 2016, with 19,142 households occupied and 8,000 households in peak season with an occupancy rate of 41%.

 

Service highlights:

1. The project site had a high quality environment, a harmonious community atmosphere, and good services by staff of various departments, thus it was listed as a designated visiting reception project in the south China market.

2. Having plentiful cultural activities in the project community and a strong cultural atmosphere, the project has established 11 associations, and multiple Spring Festival gala parties have been successfully held, with thousands of participants and viewers. In addition, theatrical performances were regularly organized every year, and more than 3 community activities were planned every month. Owners actively participated in activities such as science popularization, volunteer education, rural revitalization, and public welfare assistance for seniors.

3. More than 2,000 m2 of activity places were provided in the residential area to facilitate owners’ recreational activities. For instance, the Community Senior Education School was established in 2019, with more than 1,500 students, 25 teachers, 21 teaching classes, 12 activity teams, and 21 courses, including: Vocal music, dance, Tai Chi, traditional Chinese medicine, ancient poetry appreciation and writing, smart phone training, mobile phone photography, personal image etiquette management, recitation and hosting, modeling, English, chorus, instrumental performance, cucurbit flute, calligraphy, painting, and other courses suitable for the elderly. In March 2020, the ‘Migratory Birds’ Party branch was established, and there are 16 registered ‘Migratory Birds’ Party members and 205 floating Party members currently. In March of the same year, the ‘Migratory Birds’ talent workstation was established, and currently there are 546 ‘migratory bird’ talents registered in the workstation. Then 11 associations such as painting and calligraphy, photography, Tai Chi, table tennis, and dancing were established successively to enrich ‘Migratory Birds’ talents’ spare-time cultural life and enable them to display their talents. With senior talents, experts, and Party members to drive owners, the project management team united as one and actively built a harmonious community. Three of the units have received regional praise for their achievements and have been have been reported by Hainan Ribao, hinews.cn and many other provincial and county-level media.

4. The project cleaned water tanks in the residential area every quarter, invited property owners to visit, and promulgated the water quality test results, which improved owners’ satisfaction. Additionally, fire drills were carried out every six months and ‘accident-free in successive hundred days’ activities were organized, which were well recognized by property owners.

Located in Yapojiao Coastal Recreational Area in east of Huizhou, close to Xunliao Bay, a famous coastal tourist attraction in Guangdong Province, Country Garden Shili Yintan was Country Garden’s first seaside project in China, with a blue bay and 5-kilometer beach. Having a beautiful natural landscape composed of numerous reefs billions of years ago, the Yajiaopo Bay was one of the cleanest bays along hundreds of kilometers of coastlines in eastern Guangdong Province.

Covering an area of nearly 5 million m2, serving nearly 60,000 households, and having a 10-year developed community supporting facilities, the project was a coastal resort integrating coastal five-star hotels, 130,000 m2 of two commercial supporting complexes + five commercial streets, ‘Guangdong No. 2 Green Passageway’, bilingual-teaching kindergartens, IB international school, medical institutions, transportation center, 1800 m2 gymnasium, aquatic center, marinas, infinity pools, and cultural clubs.

Country Garden Phoenix City is a well-developed urban landscape residential area, a 20-year mega project, where architecture and nature became one, rich in natural appeal and leisurely living atmosphere, creating a extreme competitive ‘city-level supporting facilities’ mode.

In terms of internal management, taking ‘first-class talents, first-class management and control, and first-class performance’ as a guiding concept, in recent years Phoenix City have been actively exploring mode optimization of project operation, such as taking a lead in launching the Owner Service Convenience Day, housekeeper service mode, order quick-response system for engineering maintenance staff, employee contract system, fire protection system maintenance reform, and multiple abilities in one position mode pilot, winning headquarters recognition and promotion with the comprehensive ranking of internal control being at the forefront of the company for many consecutive years.

In October 2007, Country Garden Services Holdings Company Limited Shaoguan Zhenjiang branch formally entered Shaoguan Country Garden Phoenix City project to provide property services, taking over 18,078 households, with 17,942 households having confirmed their house receipts. Covering a building area of 2,897,200 m2, the project is a mega real estate.

 

Service highlights:

The project has been awarded multiple honors successively, such as Guangdong Property Management Demonstration Residential Estate, Guangdong Child-friendly Demonstration Community, Shaoguan Livable Community, Shaoguan Integrity Unit, Shaoguan Sanitation Model Unit, Executive Vice President of Shaoguan Property Management Industry Association, and Shaoguan Advanced Fire-protection Unit. Project overview:

Founded in 2012, Lanzhou Country Garden project was the first project in Northwest China, covering a total area of about 30,000 mu, with nearly 26,000 households and 15,000 mu of green space planning. It was a real low-density residential area, equivalent to 1/4 of Chengguan District. No matter from the perspectives of development volume, development cycle, or supporting facilities, this project was undoubtedly the supreme mega project in Lanzhou City and even in Gansu Province.

Country Garden invested 1.3 billion yuan to build Yanbai Yellow River Bridge, which was completed in 2016. Country Garden Phoenix City settled in Jurong in 2010, commenced its sales in 2011, and conducted its first batch of building acceptance in 2012. Covering a total construction area of 3,992,700 m2, with 17 zones in total, the project has taken over 29,124 households, with 8,534 permanent households since its establishment. The property management is divided into four districts: A, B, C, and Jurong (Bicheng). Country Garden · Phoenix City’s planning included 100,000 households with 300,000 people. on February 9, 18 Nanjing bus D19 opened to traffic. It is an mega residential estate with a total construction area of 1,758,700 m2 (plot ratio of 1.59), covering a floor area of 1,003,200 m2, with 12,147 households and a green rate of 35.5%. In 2019, Shanghai Kangcheng and Yaojiang Garden managed by the same property management team in Huangpu District both won the ‘Shanghai Top Ten Comprehensive Governance Demonstration Residential Estate’ competition among Shanghai property management industry.

Haiyang Country Garden Binhaicheng is located in the central area of three cities of Qingdao, Yantai and Weihai. According to the twelfth Five-Year Plan, the Blue Economic Zone of Shandong peninsula was built. Being next to Qingdao and located in Dingziwan New Marine City, Haiyang Country Garden Binhaicheng is 90 kilometers from Qingdao with multi-dimensional transportation and complete community settings (such as Binhai Holiday Hotel, Shili Gold Beach, British-style Commercial Street, Renye Hot Spring Sport Center, Equestrian Club, Angling Park/Qifu Island, Four-Season Park, and Dingzizui Wharf), providing a convenient life for property owners.

Rated as a national AAA attraction by the state in 2017, Haiyang Country Garden Binhaicheng is one of the Top 100 Summer Resorts in China, which is suitable for both living and vacation, relying on its excellent geographical location in Haiyang.

1. Considerate and special services:

(1) Public service vehicles: Due to its isolated location and the relatively large residential area, the project especially arranged public service vehicles for property owners’ to provide convenient transportation;

(2) Convenient Service Day: Convenient Service Day was regularly set to provide services, including sharpening knives, cutting hair, measuring blood pressure, repairing home appliances for owners, and cleaning floor mats;

(3) Door-to-door service: Delivered water and suppliers to home-households, provided considerately door-to-door service and visited the lonely elderly to satisfy their demands;

(4) Little Red-Cap Service: Implemented the little red-cap service to help the households to carry their luggage, since the Binhaicheng was a tourism real estate where most households chose to live in summer;

(5) House guard: For those households who seldom lived in Binhaicheng, house guard service was provided voluntarily such as conducting indoor inspection and opening window for ventilation. Besides, we delivered the general situation to owners;

Project overview:

Located in the new district in the north of the city and next to Pi River Scenic Zone, Lu’an Country Garden conducted its first batch of building acceptance on June 20, 2015, and has taken over the first and second phases covering a total area of 868 mu, with a construction area of 1,262,900 m2. The greening rate reached 35%, with a total number of 9,981 households and an occupancy rate of 65%, including 9,432 foreign-style houses, 267 villas, and 282 shops.

 

Service highlights:
1. Patriotic Housekeeper Party Building Alliance - Lu’an Country Garden together with four property management companies in Lu’an City jointly established the ‘Patriotic Housekeeper Party Building Alliance’ as one of the initiators. Under the guidance of non-public Party building organizations in Lu’an, the project made contributions to the creation of civilized Lu’an, created patriotic brand effect, and enhanced enterprise trust.
2. Patriotic Property Services - Lu’an Country Garden adhered to the policy of ‘Party building leads the development of non-public companies’, took the Party building leading the patriotic property services as the starting point, integrated the Party leadership into the company governance, and linked the Community Neighborhood Committee and owners, forming a three-party linkage to creates a new pattern of community governance.
