On September 15, 2022, China Real Estate Top10 Research Team of Beijing China Index Academy organized the ‘2022 China Real Estate Brand Value Research Results Conference and the 19th China Real Estate Brand Development Summit Forum’ in Beijing under the guidance of the China Enterprise Evaluation Association, the Tsinghua University Real Estate Research Institute, and the Beijing China Index Academy.
The China Real Estate Top10 Research Team has been conducting research on China’s real estate brand value for 19 years since 2004. Over the past 19 years, the research team has drilled down to the critical success factors of outstanding real estate company brands, and has actively explored the sustainable development paths of Chinese real estate brands. The research results have drawn the interest of all sectors of society, and have played a significant role in enhancing brand images, forging brand equity, and strengthening industry status.
In this research, Country Garden Services was awarded the title of ‘2022 China Property Service Professional Operation Leading Brand Company’ by virtue of its well-developed operation capability, strong brand value, and diversified business development directions, manifesting its excellent comprehensive strength.
Focusing on the stock market and promoting service quality
As the property market entering a period of deep adjustment, the development of downstream property management companies are required to make timely adjustments as well, so as to adapt to the new situation of the industry and achieve high-quality development. Controlling its incremental scale and revitalizing its stock market are major means for Country Garden Services.
According to the latest data, Country Garden Services owns existing projects in 31 provincial-level administrative regions in mainland China, covering more than 400 cities, managing 6,622 properties, and providing property management services to about 8.15 million owners and merchants within China and overseas, with a total management area under contracts of about 1.61 billion m2 as well as a chargeable management area of about 840 million m2. In the first half of 2022, Country Garden Services expanded a total of 846 signed projects, and increased the third-party contract management area by 44.2 million m2. The contribution to the new contract management area (excluding M&A) in the first half of the year was about 72.2%, of which the number of stock projects accounted for 67%, and the winning rate of public bidding was 53%, standing at the front of industry.
Furthermore, Country Garden Services has long been deeply insightful into owners’ demands and has been committed to making owners perceive service value by means of innovating and enhancing digital services, starting from owners’ experience, integrating technology into all aspects of community life, and upgrading owners’ service experience, so as to allow technology to be truly applied to every living scene and make care be everywhere.
Exploring service boundaries and expanding diversified fields
In addition to traditional property management businesses, Country Garden Services strove to explore diversified service fields, including five major business directions of community value-add services, non-owner value-added services, ‘water supply, power supply, heat supply, and property management of enterprises’ services, urban services, and commercial operation services, covering a variety of business types such as residences, commercial properties, office buildings, industrial parks, government buildings, hospitals, and schools.
In order to enhance residents’ living convenience and happiness, Country Garden Services focused on creating a ‘15-minute convenience circle’, where owners could enjoy various one-stop living services within residence estates such as laundry services, community canteens, fitness centers, flower reservation, catering and pick-up, childcare, wellness centers, and second-hand items recycling. So far, this innovative circle has covered 268 cities and has established more than 1,300 regular outlets, which were well received by residents.

In the field of urban management, it is currently a momentous industry trend to accelerate the integration of property service companies into social governance. Country Garden Services provided cities with full-scene digital solutions for urban operation such as smart operation of municipal services, fine services of urban governance, long-term management of old communities, urban public resources and assets management, and modernization of community governance, focusing on addressing problems such as difficult management of old residential areas, indiscriminate parking of cars, and difficult maintenance of urban greenery, and contributing cities to enter the stage of ‘high-quality development’.
Exploring a new model of ‘property company + elderly care’ in response to national strategies
According to the results of the seventh national population census, the population aged 60 and above in China has reached 264 million. Recently, the State Council of the PRC issued a guideline to promote the development of national undertakings for the aged and improve the elderly care service system during the China’s 14th Five-Year Plan period, which mentioned the need to play property management companies’ role in elderly care services and supported property companies to exert their advantages of being close to households to cooperate with community-based elderly care service institutions to provide home-based care services.
Country Garden Services has a sufficient community sample size across the country to carry out ‘property company + elderly care’ exploration and verification, able to generate a grand brand effect. In 2020, Country Garden Services established the first Customer Experience Research Institute in the industry, which has been constantly exploring innovative service modes for future community-based elderly care through researches on target groups’ needs as well as qualitative and quantitative studies. Starting from single pilot project, Country Garden Services has been committed to explore new paths for home-based elderly care. On the one hand, relying on the property service platform, the company accessed to professional companies and integrated the existing elderly service products to build a ‘property company + elderly care’ service system in a rapid manner; On the other hand, a sustainable volunteer service model with the assistance of volunteer owners and property companies were constructed, so as to promote the practice of the ‘younger elderly’ to serving the ‘elder elderly’.

On the basis of understanding the seniors’ key problems and their demands, the company created the ‘Easy Five Star Elderly Service System’ for the pilot community elderly owners through the integration of community elderly care service resources to form a list of free and chargeable elderly care services. While constantly improving home-based care service quality, Country Garden Services is also exploring potential opportunities to transform its property service advantages into market products.
